What the job actually covers
This is the scope we price. If something on your project falls outside it, we say so during the estimate rather than after.

Three things that change the outcome

Flashing is where roofs leak
Almost never through the middle of a shingle. It is the wall junctions, the chimney and the valleys, and that is where the time goes.

We look at the attic
A roof with no intake ventilation fails early no matter what shingle goes on it. We check before we quote.

The deck gets inspected
Once the old roof is off we can see the sheathing. Anything soft gets replaced, and we show you before we cover it up.
Ice dams are a ventilation problem
When warm air escapes into the attic, it melts the snow on the roof from underneath. That water runs down to the cold eave, refreezes and builds a dam that pushes meltwater back up under the shingles. Adding shingles does not fix that. Ice and water shield at the eaves plus real intake and ridge ventilation does.

Roofing questions
Can you go over the existing shingles?
It is sometimes allowed and we do not recommend it. You cannot inspect the sheathing under a layover, you cannot correct the flashing properly, and the extra weight and trapped heat shorten the life of what you just paid for.
How long does a roof take?
Most single family roofs around here are a matter of days rather than weeks, depending on size, pitch, complexity and weather. We will give you the window when we quote it and tell you early if weather moves it.
What happens if it rains partway through?
We only strip what we can dry in the same day. Anything opened up gets underlayment on it before we leave, so an overnight shower is not a problem.
